On November 20, 2024, we had the pleasure of attending the first LLAD Breakfast, organized by Sociedad de Tasación S.A., Mallorca Real Estate Summit, and Borbalan, where a key report on the situation and prospects of the Balearic real estate market was presented. This exclusive event, held at the newly inaugurated Bendinat Urban Country Club, not only provided a detailed analysis of the sector but also served as a platform for enriching discussions with key industry players and government representatives.

Analysis of the Balearic Real Estate Market

During the event, Marc Pérez-Ribas Guerrero, the Balearic delegate of Sociedad de Tasación, shared a macroeconomic analysis accompanied by the report’s main findings:

• 2025 will mark the beginning of an expansive phase for the real estate market, though at a slower pace compared to other regions in Spain.

• A de-escalation of interest rates is expected, which could provide relief to the market.

• Regarding prices, the report anticipates an increase similar to that recorded in 2024, which stood at 5.6% in the Balearics.

This analysis highlights the unique characteristics of the Balearic market, influenced by both its insular nature and its significance as an international destination.

Debate: Public-Private Collaboration to Address Housing Access

The subsequent debate, in which we participated as representatives of MallorcaSite, was particularly valuable. Among the attendees, the presence of José Luis Mateo, the Balearic Housing Councillor, stood out, who gathered key proposals to address challenges such as:

• Streamlining bureaucratic processes, both in the granting of licenses and in the completion of construction processes.

• New formulas for public-private collaboration to sustainably address housing access in the islands.
